Moving out of your Purple Frog home

Moving out soon? This guide explains what you need to do, how checkout works, and how to help get your deposit back as quickly as possible.

Your quick move-out checklist

Before your tenancy ends, please make sure you have:

  • Booked your checkout appointment
  • Reported any maintenance issues
  • Cleaned the property properly
  • Removed all belongings and rubbish
  • Paid all rent
  • Closed your utility accounts
  • Sent us proof of bills and council tax
  • Completed your forwarding address form
  • Returned all keys at checkout

    1. Book your checkout appointment

    You must book a checkout appointment with Purple Frog before you move out.

    At checkout, we will:

    • Collect your keys
    • Inspect the property
    • Record the condition of the property
    • Discuss any possible charges with you

    Important

    • Your checkout appointment must be before 12 noon on the last day of your tenancy
    • We can only complete checkout when the last tenant has fully moved out
    • The property must be empty and cleaned before checkout
    • All keys must be ready to hand back
    • Only one tenant should book the appointment for the whole house
    The earlier your checkout is completed, the sooner we can usually begin processing your deposit return.

    2. Report maintenance before you leave

    Please tell us about any maintenance issues before your tenancy ends.

    Reporting issues early gives us time to investigate and can help avoid delays or extra costs after checkout.

    Common examples include:

    • Broken bed frames or slats
    • Leaking taps or showers
    • Faulty boilers or radiators
    • Broken furniture
    • Missing or broken keys
    • Doors not closing or locking properly
    • Damaged shelves, hooks or handles

    3. Clean the property properly

    Cleaning is one of the most common reasons for deposit deductions.

    Please leave the property clean, tidy and ready for the next tenants.

    Pay particular attention to:

    • Ovens, hobs and extractor fans
    • Fridges and freezers
    • Bathrooms and toilets
    • Floors and carpets
    • Kitchen cupboards
    • Bedrooms
    • Skirting boards and surfaces
    • Inside and outside bins
    Remember to remove all food from cupboards, fridges and freezers.

    4. Remove marks from walls carefully

    Scuff marks, Blu Tack stains and sticky residue are common causes of end-of-tenancy charges.

    A magic sponge can often help remove marks from painted walls, mirrors and kitchen surfaces.

    How to use a magic sponge

  • Lightly dampen the sponge
  • Gently rub the marked area
  • Wipe with a clean damp cloth afterwards
  • Do not use magic sponges on wallpapered or textured surfaces, as they may cause damage.

    5. Clear all rubbish and belongings

    Anything left behind may lead to removal charges.

    This includes items left in:

    • Bedrooms
    • Cupboards
    • Kitchens
    • Bathrooms
    • Gardens
    • Yards
    • Sheds
    • Bin areas

    Important

    • Rubbish removal can be expensive
    • Furniture removal costs even more
    • Please do not leave waste on the street
    Councils can investigate dumped rubbish and may issue fines if it is traced back to you.

    Plan ahead and clear out as much as possible in the weeks before you move.

    For large items, arrange a bulky waste collection with your local council.

    6. Empty the bins

    Your wheelie bins should be empty when you leave.

    Please do not rely on the next weekly bin collection after your tenancy ends. The property needs to be ready for the next tenants.

    If bins are full or overflowing at checkout, removal charges may apply.

    7. Pay your rent and bills

    Before your deposit can be returned, all rent must be paid by all tenants named on the tenancy agreement.

    You may also need to provide proof that your bills are fully paid for the tenancy period.

    This may include:

    • Gas
    • Electricity
    • Water
    • Council tax
    You are responsible for bills until the last day of your tenancy, not just the day you move out.

    8. Council tax

    Full-time students are usually exempt from council tax, but you must prove this to the council.

    Once your council tax account is closed, please send us evidence showing there is nothing left to pay.

    If your local council is Nottingham City Council, you do not need to send us council tax evidence.

    9. Send us your final bills

    Please email proof that your utilities and council tax have been dealt with to:

    deposits@purplefrogproperty.com

    The sooner we receive the correct documents, the sooner we can process your deposit return.

    10. Complete your forwarding address form

    Each tenant must complete the moving out form with their forwarding address.

    This helps us process your deposit and contact you after you leave.

    11. Return all keys

    All keys must be returned at checkout.

    This includes:

    • Front door keys
    • Bedroom keys
    • Window keys
    • Post box keys
    • Fobs
    • Access cards
    Missing keys may lead to charges for replacements or lock changes.

    Getting your deposit back

    We want to help you get back as much of your deposit as possible, as quickly as possible.

    To help avoid delays, make sure:

    • Rent is fully paid
    • The property is clean
    • All rubbish is removed
    • Maintenance issues are reported early
    • Keys are returned
    • Final bills are sent to us
    • Each tenant completes the forwarding address form
    We aim to return deposits as soon as possible after the end of the tenancy, once we have completed checkout and received the information we need.

    If you have already signed a new tenancy agreement for the same property, some parts of this process may not apply to you.
